The interest rates have remained stable so they are well in the range of affordability. The inventory of homes for sale in Nomember 2006 has dropped by 22 percent compared to November 2005. Market times have increased and home prices compared year to year are up by 14%. Many realtors are predicting a stronger market in 2007 with continued low interest rates; even with a sluggish national economy, southern California and especially Orange County are remaining strong.  San Juan Capistrano still has a small town, close community feel. It is close to the ocean but there are also rolling hills and horse ranches where there is diversity in home prices. One of the reasons for the town's beauty is a city ordinance that forbids building on ridgelines or sightlines. The rolling coastal hills remain unfettered, and no one is king of the hill. The 5 Freeway splits the town into east and west sides. With the exception of exclusive homes in the vicinity of Aguacate and Peppertree Bend, two of the city's most prestigious streets featuring multimillion dollar estates, the west side is older, offers more affordable single-family homes and the bulk of the city's multifamily housing. What is "H.O."? You can probably guess--it means "house odors".
Be careful of odors in your home. If your family room smells stuffy and stale, or if your cat or dog has left a distinctive odor in the hallway, take action by eliminating the source of the odor rather than merely treating the effects.
Smells have a powerful effect on the way people react to a house, and no amount of room freshener or vanilla on the light bulbs can mask a serious odor problem. In fact, such remedies may draw attention to the problem. Real estate agents have seen homes with an odor problem languish unsold on the market for months or sell for significantly less than comparable homes in the neighborhood.
If you think that you may have a problem, talk candidly with your real estate agent. Your agent should be able to offer some constructive suggestions, and perhaps refer you to a professional who can help banish H.O. from your home!
